What is a Schedule of Dilapidations?

Landlords can hire an RICS registered surveyor to compile a schedule of dilapidations at any time throughout the lease term (interim dilapidations) or at the end of the lease term (final dilapidations). The surveyor will conduct a dilapidations survey to determine the property’s condition. They’ll next create a schedule of dilapidations report that includes all of their findings. 

The report will go through any lease covenant violations as well as the types and amounts of repairs required to return the property to the condition agreed upon at the start of the lease. If a schedule of conditions was developed and attached to the lease, the surveyor will use it to evaluate how the property has changed during the lease term.

What are Dilapidation Surveys?

Dilapidation surveys refer to the process of building defects or decay. Yet, they can also refer to any repairs that are required towards the conclusion of a tenancy or lease. A dilapidation survey is an independent evaluation commissioned by a landlord or property manager. To determine the state of a property.

If necessary safeguards are not followed, works such as building construction, high-rise development, infrastructure projects, road works, demolitions, and excavations can result in flaws emerging in adjacent structures. The resulting damage can be costly to fix, and proving how it happened and who is to blame can be challenging.

The survey report will also provide a full assessment of any necessary repairs or maintenance to return the property to its original state.

Schedule of Dilapidations

A third-party building surveyor should do a dilapidation survey to confirm that the investigator is not prejudiced in favour of landlords or leaseholders before the dilapidation claim procedure can commence, albeit it is not compulsory. Because there is no financial motivation to deceive, the building surveyor will not try to deceive the findings.

Following the completion of the schedule of dilapidations, the building surveyor will document any disputed violations. This could be as simple as painting the walls a different colour, or it could be more serious, such as removing a wall, all of which are subject to the surveyor’s building condition report.
