Why Are Property Surveys Important?

However, these property surveys do not go into detail and will only highlight the areas of concern. require attention either immediately or in the near future. This is an economic survey aimed at individuals who want a basic idea of what to expect. It can also be used by existing homeowners want to get their property sale ready.

The HomeBuyers Report is a level two report that comes in two different options. Firstly, the choice that only comes with the survey only. Much like a Condition Report, this survey will check each area and their conditions. However, surveyors will then give more detail on the issues and advice on how to fix these.

 

It is important to remember, that although details will be given, these building surveys will only assess areas that are visible; so it is not a thorough inspection.

This level of survey will include an RICS HomeBuyer report; a local geological map showing sub-soil formation; flood risk; radon exposure and a copy of the EPC. Aimed at individuals who would like an RICS Survey, this information then would help them plan possible extensions to the property at a later date.

This is the most detailed survey aimed at older, unusual properties, or if major renovation works are planned. This survey will detail the fabric of the building and will deliver increased detail on building defects that are both present and foreseeable.

The snagging report goes over the property with a fine-toothed comb and ensures you get the quality you are paying for.

A Schedule of Conditions report breaks down the fabric of the building and gives a professional assessment on how to repair a property. Or, how much the repair is expected to cost.

 

This helps individuals make an informed decision on the value of property and its extensive financial viability.
