Why Are Property Surveys Important?

Property surveys are extremely important for any piece of land, regardless of its size. For legal reasons, a preceding survey of land can determine the borders and line definitions. This may be useful in some legal proceedings or for future building permits.

Depending on the type of property survey undertaken, buyers can be assured that the cost they are paying for a property is accurate and credible. Property is a massive investment so even though a price may seem too good to be true, there may be hidden long term damages with costs that will add up. That’s where property surveys come in. Our chartered surveyors will highlight any potential issues and evaluate the overall condition of the property.

All our experts are RICS certified; at Sterlingworth Surveyors, you are in capable hands.

With these, chartered surveyors will monitor and review a property; finding potential risks, legal issues and urgent defects. However, these property surveys do not go into detail and will only highlight the areas of concern. require attention either immediately or in the near future. This is an economic survey aimed at individuals who want a basic idea of what to expect. It can also be used by existing homeowners want to get their property sale ready.

The HomeBuyers Report is a level two report that comes in two different options. Firstly, the choice that only comes with the survey only. Much like a Condition Report, this survey will check each area and their conditions. However, surveyors will then give more detail on the issues and advice on how to fix these.

It is important to remember, that although details will be given, these building surveys will only assess areas that are visible; so it is not a thorough inspection.

This level of survey will include an RICS HomeBuyer report; a local geological map showing sub-soil formation; flood risk; radon exposure and a copy of the EPC. Aimed at individuals who would like an RICS Survey, this information then would help them plan possible extensions to the property at a later date.

This is the most detailed survey aimed at older, unusual properties, or if major renovation works are planned. This survey will detail the fabric of the building and will deliver increased detail on building defects that are both present and foreseeable.
